Pinky02ParticipantThe report does not include all open spaces Ddraig. In some wards privately owned open spaces are included and in others they aren’t. There is no consistency.
Pinky02ParticipantWCBC and the community council together would produce a report far more accurate than the one produced by the impartial firm. The last public open space assessment was compiled in 2009. Are you saying Wrexham council do not know what pieces of land they manage through grass cutting and what land they have approved planning applications for since then? As for the planning application to build 350 houses, this was on private land not public.
Pinky02ParticipantSorry Jimbow I agree WCBC is at fault here and not the firm from Bury. How can a company over 70 miles away possibly cover the whole of Wrexham borough’s open spaces in less than 4 months and produce an accurate report? Does WCBC not know how much open space they have? The logical thing to do would have been to ask community councils to submit the open space in their community, after all they know their ward better than someone who lives over 2 hours away.
Pinky02ParticipantI totally agree wrexview and to top it all it cost the tax payers over £25,000 for these consultants to produce a report which quite frankly is only good for starting a fire with! There again what do you expect when you give the contract to a firm in Bury to produce?
Pinky02ParticipantI attended the planning meeting this afternoon. There were 5 labour councillors on the planning committee, one of those declared an interest and left the room. Out of the 4 left, 3 of them spoke out about this development. I would say they were very vocal!
Pinky02ParticipantIt is indeed ironic that one of the foremost campaigners against ANY development in Llay, himself lives in Drill Hall Court which was a new build only eight years ago.

I think you are being unfair there Sheefag. This campaigner has only been against 2 developments, both of which would have a detrimental effect on the village.
Pinky02ParticipantThe report also states;
Some areas of the site are at risk of surface water flooding. The proposed development has potential to increase flood risk to developments offsite, because it will increase the surface area of impermeable ground.
and ;
No evidence has been provided that ground conditions on site will be suitable for infiltration, there is no indication of any watercourse on site suitable to accept surface water flows, and it is not clear whether the green spaces marked on the site layout will be sufficient to accommodate any required attenuation storage;
And;
There is no UDP policy or Local Planning Guidance Notes that impose a specific requirement for the developers to provide or make contributions towards health care facilities.
and;
Education has not objected to the development but has confirmed that contributions towards both primary and secondary education are required. These will be secured via a planning obligation. In the absence of an objection from Education I can only conclude that, subject to funding being secured, there is sufficient scope to increase school capacity in the locality to cater for the demand generated by the development. (This contribution goes to the Local Education Authority, NOT local schools. Llay, Gresford and Rossett community councils have stated that schools in these areas do not have the capacity to cope with the increase.)
Pinky02ParticipantBorder retail park has plenty of empty units and a rather large car park, which is free of charge. Why not there?
Pinky02ParticipantI am all for competition between supermarkets, but to build yet another concrete box when there are so many empty retail outlets within the town is ridiculous. When are Wrexham Council going to wake up to the fact that we do not need any more retail buildings. Wrexham is a disgrace!
Pinky02ParticipantI have to agree with both wrexview and Captain C on this.
In my view residents voted for the party of their choice in 2012, as I did. Then in September 2014 ten councillors resigned from the Labour Party (one from Llay) and failed to give up their seat. If this councillor would have let the village decide whether they wanted an independent councillor in a poll, I believe he would have lost.
This has now woken the village up to the fact that you vote for a person not a party!
This is what happened in Llay yesterday, the electorate voted for the best person to stand up for our village, regardless of what party they associate themselves with.
We now have two excellent Councillors, Terry Boland & Rob Walsh from two different parties. Congratulations Councillor Walsh, I am certain you will do us proud.
It will be interesting to see where the independents rank at the next local elections!
