Four commercial properties going to auction as part of £3.5 million town centre sale

Four town centre commercial properties are on the auction block later this month as part of a multi million pound sale.

Auctioneers Allsops have the four Wrexham properties listed on their forthcoming guide for their online only auction on the 22nd of September.

A town centre car park is one of the listings, with the 310 space five floor St Marks multistory carpark set for sale.

The details say the freehold of the multi-storey block is for sale, along with the flying freehold over the section of Regent Street shops.

The guide price is £1m with a claimed rent of £140k per annum.

41/43 Regent Street is on auction with a guide price of £500,000. The two corner retail units have a claimed rent of £80k per annum.

A section of Regent Street further down is also for sale, with the building housing five retail units totalling 23,784 square feet up for sale. Tenants include BHF, Shoe Zone and Salvation Army and Deichman Shoes.

The site is on auction with a guide price of £600,000, with a annual rent of £113k claimed.

The final listing is what is described as a “modern arcade of five retail units, a convenience store and a first floor unit”, also known as the retail part of Wrexham Bus Station.

The convenience store element is let to Co-op on a new 15 year lease, with the area described as a “busy retail thoroughfare connecting the town’s central bus terminal”. The block is 10,412 square feet, and has a yearly claimed rent of £118k.

The block is on auction for £1.4m, and is on an overall peppercorn lease from Wrexham Council for 150 years from 2003.

The properties go up for sale on the 22nd September via Allsops.
