lazyjackParticipantSheefag and Old Dog, why don’t you come up with some constructive comments regarding the possible benefits of this proposed development, rather than constantly attacking another poster personally ? Perhaps you are attempting to get the thread locked so others can’t continue to post ?
It appears that one (or maybe both) of you have a little interest in the development and are doing your best to discredit anyone who has the audacity to object. Trying to intimidate maybe ?

A view that was taken from someone else when their own house was built.
If every planning application was decided on such grounds, nothing would ever get built.I’m really not so far, reading any objection that a planning committee would take an ounce of notice of frankly.
You are forgetting your original point that ‘this development will not and cannot devalue any homes in the area’. I was only pointing out that this is not true.

I don’t need to tell them anything, this development will not and cannot devalue any homes in the area.
I’m sorry but whether you agree with this proposed development or not, there is surely no doubt that it will affect the value on many properties.
Do you honestly believe that a 4/5 bed house overlooking nice green fields is not worth more than one directly opposite a huge housing estate ? Ask an estate agent if you need convincing.

Saxon, you really are a sad and vindictive individual, and as is common in these situations, your protests are mainly borne out of jealousy. Look at the amount of ‘facts’ you have stated in this thread, now we are going to have a quarry before its turned into housing. You really have no idea what will happen, neither does anyone else, but it is a legal PROCESS which is taking place, it will take a number of years, and may never happen.
I remember the fields where you live, full of ponds etc, and YOU BOUGHT A HOUSE ON THERE. What a hypocrite you are. I am sure Home Farm will enjoy a Merry Xmas, you should try it one day too!How unpleasant, just because someone has concerns about a proposed development and would rather it not go ahead, you come on here like a good old keyboard warrior with some pretty personal comments.
Can’t you understand that people have different opinions ? There are many people who don’t want it to go ahead and why shouldn’t they be entitled to their own opinion ?
Also, we keep hearing about a shortage of houses. Well, why don’t we start by building on unused brownfield land before taking over farming land ? There’s about 20 acres available on the old Air Products site in Acrefair, what’s wrong with that for a start ?
lazyjackParticipantMine is useless too on 3 in the town centre. I decided a few months back to go on PAYG. At least then I’m not paying for data if it’s not working. Not an ideal solution for everyone though.

lazyjackParticipantBut WCBC are doing a great job, or so they think…..

If we took the name of the private developer off the application and inserted the name of Wrexham Council as seeking planning application to build 350 Council Homes. The reason for the application being, the council wished to provide rented accommodation for the present children of Llay to have somewhere to dwell in the future, rather than move away from the area.Would the present objectors to the private application still judge the council application with the same objections?Just a thought.:)
A little experiment for anyone wishing to participate. Find a friend/relative that lives across the road from a nice open space of green farmland. Any area will do but preferably a village in the Wrexham area. Now tell them that there are plans to build around 360 houses directly opposite them over a period of three years.
Now ask them to answer honestly if they would object or not, if they were in that situation.

Fred my concern with some of the emotive statements that are at best opinions is that it will devalue the arguments against this development. Some key factual pounts will become lost.
The developer will choose to answer the majority of weak concerns and skirt the difficult facts.Out of interest, what are the ‘key factual points’ that you would use as arguments against this development going ahead ?
lazyjackParticipantUnfortunately, the biggest winners, obviously apart from the farmer and developer, would be WCBC in the form of 367 extra council tax payments.

So if an application for this site fails will you (those who live in Llay) be writing objection letters when a housing development is proposed in, say, Rossett or Gresford or on the outskirts of Wrexham? Because if it is refused the Council will still have a shortage of land for development. If it isnt here it will be somewhere else. No doubt the people who live somewhere else will consider the land opposite them unsuitable for a long list of reasons.
When and where was the last housing estate of this scale built in Wrexham? Genuine question as I don’t know the answer for sure. Maybe Brymbo? Was it built on green farming land? No. Why, because there are more appropriate locations for something of this size.
We keep hearing how Wrexham needs more housing. At what point does this end though? Do we just keep building and building until we eventually have too many?
