    I think the rent for an outside stall is in the region of about £20.

    The way the Markets work are each stallholder pays a rent and on top a Service Charge.The Service Charge is all that the Council spend on running the Markets i.e. Staffing,repairs and maintenance,gas electric,security,that sum is then divided by area of stall, over area of market, to each individual stallholder.The Council pay the cost of the empty stalls.The return from all three markets at the present occupancy level of 70% would I estimate,bring a return to the Council of around £160,000 per year profit.The Monday outside market brings in a return of around £12,000 per year.The indoor markets rents less what the Council have to outlay to cover unlet stalls is all surplus for Council coffers.

    I believe if it is your calling to become a councillor and serve your community,you should do it for free.If you are in a full time job, income from that should suffice,why squeeze the community for more?If you have retired,the same applies.The rest of the OAP community have to live on pensions why not councillors.Imagine a retired Council official retiring on a high pension and then becoming a councillor on a remuneration of that of a Lead Member it beggars belief.

    I believe that Wrexham Council use a ladder system for promotion.The way it works is they promote people a rung at a time until they reach the rung at which they can not do the job.Instead of moving them back down a rung,it seems Wrexham Council leave them on the rung where they are unable to do the job properly.This maybe one reason for the bad organisation.

    It just goes to show that highlighting on WREXHAM.COM and afterwards an e mail to the Council does have a required effect.Long live WREXHAM.COM and may it continue for ever

    With regard to fixtures and fittings and equipment being written down over a period of 5 to 10 years. I was a stallholder in the market for 17 years.In around 2007 the Council invested in a scrubber(the type of machine that cleans floors) at a cost of £10,000.This was recharged to stallholders through the Service Charge in one go,the Commercial Estates Manager at that time refused to recharge the cost to stallholders over a period of years.

    I have worked out that from an occupancy rate of 70% which the markets are currently running at ,the operating profit to the Council is £160,000 per year, making the markets self financing.At an occupancy rate of 40% the Council would have to subsidise the market from the Council coffers.The meeting on 6th February will discuss the way forward, with a suggestion of a three year plan.Would it not be prudent of the Council to scap the three year plan and instigate the same plan over the next six months.A large stall has vacated the Peoples Market last week and I have heard that a tenant is working their notice on two stalls in another market.Time is of the essence,the markets can be turned around, carry out the suggestions and give the traders a chance.In the past they have contributed upwards of £250,000 per year into Council coffers.Now they need help quickly.Councillors their destiny is in your hands,please help them.
