Plans revealed for single-bed flat above Wrexham charity shop

Plans have been put forward to create a single-bed flat above a charity shop in Wrexham city centre.

The application would result in the conversion of a staffroom and storage area above the Wales Air Ambulance shop on Henblas Street.

According to proposals submitted to Wrexham Council, the first floor area measures 65 square metres and is currently not used.

The flat would be accessed via an existing external staircase, with a bin and bike storage area to be created to serve the flat at ground floor level.

While the building is located within a conservation area, agents acting on behalf of the Wales Air Ambulance charity said the scheme would be of beneficial impact.

In a heritage impact assessment statement, they said: “The Wrexham town centre conservation area will be positively impacted in that an important building will be renovated in an appropriate manner and its position and future secured.

“Similarly, with regard to 42-44 Henblas Street itself, the proposals will re-establish a beneficial use and secure a sustainable future for this important building.

“The changes proposed are proportionate and directed towards this end and they are executed with appropriate design and materials. The proposals are limited and well considered.

“The original window to the courtyard will be in keeping with existing conservation style windows.

“The restoration and reinstatement of interest and detail at street level will have a very little impact visually, however the addition of much needed social housing would benefit the area.”

A decision will be made on the proposals by the local authority at a later date.
