Plans for new social housing development in Brymbo set for approval

Plans to built almost 20 new homes as part of a social housing scheme could be given the go ahead next week.

Councillors will be asked to approve the application for the residential development on land at Blast Road, in Brymbo, at their meeting on Monday.

The plans include 18 new homes for the site, including six flats. Details put to Wrexham Council for consideration say the application has been “submitted on the basis of 100 per cent affordable housing provision.”

However Natural Resources Wales say it has “significant concerns with the proposal if an appropriate great crested newt mitigation proposal is not presented.”

Concerns were also raised by three out of the 29 neighbouring residents consulted, with issues such as a lack of amenities in the area, the “land being gifted for the children of Brymbo to play on and whilst overgrown, the children of Brymbo still play on it” and “new houses already struggle with poor infrastructure, including drainage, and there are already localised flooding issues with blocked drains”.

The application has been recommended for approval by the council’s chief officer of planning and regulatory, Lawrence Isted, subject to a financial contribution being secured to:

– Offset the impact of the development upon a shortfall in education infrastructure provision;
– In lieu of the on-site provision of open space;
– For an off-site project to offset the impact of the development upon great crested newts.

In his report due before councillors next week, Mr Isted says: “I am satisfied that the residential development of the site would be acceptable in principle and there are no site specific constraints that cannot be mitigated or would carry significant weight to justify refusal of the planning application.”

The application will be considered for approval by planning committee members at 4pm on Monday 4th November. The meeting will also be webcast on the Wrexham Council website.
