Outline plans submitted for two new homes at Smithy View Garage

Outline plans for new houses to be built on land at Wrexham’s Smithy View Garage have been lodged with the council.

Wrexham Council’s planning department has received proposals seeking to build two semi-detached homes on land at the service station site off Chester Road in Garden Village.

A design and access statement submitted with the plans explains what is being proposed and says that there is room for such a development.

It states: “When walking over the site an expanse of land can be seen which lends an excellent opportunity for a new development.

“The area is currently unused grass, and the area of the site can accommodate two new dwellings with a more than ample amenity space.

“There are several dwellings within the vicinity which can be seen on the supporting plans all of which have played a key role in the careful placement of the proposed semi-detached dwellings.

“A range of two, three and four bedroomed houses can also be found in the locality in the form of detached semi-detached bungalows and terraced houses.”

There is also a large public open space opposite the site.

According to the plans, parking would also be provided with the properties, adding that the proposed development “would not have any adverse impact on the sustainability” of the surrounding area.

Sustainable construction on the development would include high levels of insulation, energy efficient lighting, and photovoltaic panels, while it would not impact on any habitats or woodland.

The design and access statement adds: “The site is located on the Chester Road (A5152) a main road connecting the city centre to the Gresford interchange.

“The site will be accessed from pedestrian front gates off Ty Gwyn Lane / Chester Road with the vehicles but using an existing entrance off Ty Gwyn Lane. The vehicle access has been designed to put to use a safe existing access which is used on a daily basis by the adjacent car wash.

“The parking provisions have been designed to ensure that any impact on existing traffic movements is kept to a minimum and that existing accesses are being fully utilised.”

According to the design and access statement the two new homes would “help alleviate the shortfall of homes needed” in Wrexham’s Local Development Plan, which has yet to be adopted by the council.

As the plans are currently only outline, further details will be available when a full application is submitted.

Wrexham Council planners will make a decision on the proposals at a future date.
