Nine new homes proposed for Rossett site
Nine new homes could soon be built in Rossett as part of outline plans submitted to Wrexham Council.
The applicants, MDG Ltd, have proposed that an existing property at Tyn Y Coed, on Chester Road, is demolished to make way for the new development.
The current property is described as being set in a large garden with an outbuilding and a tennis court.
However as part of the plans it has been proposed the building it demolished and replaced nine, four-bedroom detached homes.
If approved further details on the design of the properties will be submitted at a later date.
Details provided about the layout of the site, explain” “Whilst the application is for outline approval only; with all matters reserved, we have included an indicative layout.
“This layout illustrates the site is suitable for ten detached houses.
“These would have rear and, in some cases, additional private front gardens, to optimise the sun position.
“Each property would also include in curtilage parking, to current Wrexham MBC standards.
“The current indicative layout shows a density of approx.14 units per hectare.
“The building footprints total approx. 800sqm overall, this will be around 11 per cent of the site.”
The plans also includes details of an improved access to the site, which the applications state would be positioned away from the busy junction.
The applicants state: “An area of the front wall will be removed to facilitate the entrance and visibility splay. The wall will be
set back and built to complement the existing.
The within the site will be a ‘shared surface’ for both pedestrians and vehicles.
“This will be delineated in a suitable manner and provide level access throughout the site.
“Final details and layout tbc under the reserved matters application.”
The applicants add: “The site sits in a sustainable location and is capable of housing 9 new properties and one replacement dwelling.
“The indicative proposals included in the application evidence this.
“All final building positions, appearance and scale will be covered by reserved matters.
“We believe that this is an attractive proposition for the site, in line with current policy.
“We look forwards to a successful outcome of this application.”
The application will be considered for approval by Wrexham Council at a later date.
