Housing Development Planned For Gwersyllt Farmland

Proposals have been put forward to build a new housing development on farm land in Gwersyllt.

In a planning application submitted to Wrexham Council it has been proposed that 27 houses are developed on land at Woodlands Farm on Dodds Lane, Gwersyllt.

Along with the development of 27 homes, the application also proposes the demolition of the existing farm buildings, under grounding of a 415 volt overhead line, provision of new pedestrian links and access to the site.

Currently the site is used for agricultural purposes and is made up of several fields with trees located across the site’s boundaries.

However if the application is successful a combination of private houses and social rented houses would be developed on the site. These would include 15 three bedroom private houses which would comprise 7 detached two story properties and 8 semi-detached two storey houses’.

A further 6 three bedroom and 6 two bedroom social rented houses would make up the development, along with the introduction of 54 parking spaces.

Within the proposals is also the creation of open space throughout the development, which would allow for a children’s play area to the north west of the housing. The application also states that a strip of land to the south east of the development would be used to safeguard nature conservation purposes.

Details of the location choice for the application are noted within the application’s Design and Access Statement, which lists the close access to local amenities such as primary and high schools, Gwersyllt Railway Station and shopping facilities.

The Design and Access Statement concludes: “An appraisal of the design and access considerations of the proposed development has been undertaken in accordance with Town and Country Planning (General Development Procedure) (Wales) Order 2012 (as amended) and best practice guidance.

“The proposal would have no significant adverse impact on the community, environment, public safety or the transport network. Construction Methods will also minimise impact during works being undertaken.”

This is the second application for new housing to be put forward for the Gwersyllt area in recent weeks, with outline plans for 59 dwellings on Bottom Road, Summerhill submitted earlier this month.

Both application’s are expected to go before Wrexham’s Planning Committee at a later date.
