50 Homes Proposed For Rhosrobin Green Barrier Space

50 homes could be developed on vacant green barrier space in a Wrexham village if planning proposals are given the go ahead. 

In an outline application submitted to Wrexham Council, it has been proposed that 50 homes are developed on vacant space in Rhosrobin, just off Llay New Road. The site itself is used for sheep grazing and forms part of dismantled railway to the rear of Briarswood – between the Rhosddu Industrial Estate.

Overall it has been proposed that 13 of the homes will be used for social housing, while the remaining 37 are used for ‘market housing’. Details of how many bedrooms the properties would consist of have not been provided in the application.

While details of bedrooms are not provided, information on the proposed car parking is – with two parking spaces provided for two bedroom homes and three parking spaces provided for three/four bedroom homes.

As the application is currently in outline stages, details of the overall appearance of the properties have not been provided. However speaking about the layout and access to the site, the Design and Access Statement notes: “There is access via the industrial estate road but this would not be suitable (nor available) for access to a residential development. The only access therefore would be off the Main Road highway, which is where the current access is to the field.”

The application is a resubmission of proposals which were initially put forward in April 2015 – with a number of applications to build homes on land in Pandy and Rhosrobin put forward in recent months.

Earlier this year Wrexham.com reported than a planning application to develop 50 homes on the land had been put forward to Wrexham Council. The initial application was withdrawn on May 26th to allow ‘time for ongoing consultations and to respond to application comments’.

Details within the application address concerns raised earlier this year, which led to the withdrawing of the proposals. These include a revised sketch plan of the proposed layout of the site and the access to the site.

Reference is also made to the nearby site where the development of 111 homes by Castlemead were refused by the Planning Committee – with the statement noting: “We understand that the local authority will take into account the precedent set by the refusal and subsequent dismissal at appeal of the nearby Castlemead Development.

“Whilst we appreciate there are similarities in the applications we believe that our site should be viewed differently because of its location within the locality, there are no open fields adjoining the application and the majority of green barrier space will remain intact.

The Design and Access Statement continues onto say: “The site is outside of the settlement limits within a Green Barrier and the development would lead to the loss of Grade 2 Agricultural Land, though in this instance the loss would only be 1.911 hectares for development.

“The loss would therefore not be significant, given that access and use of land is restricted by existing development railway lines and a main highway.”

The application is expected to be debated by Wrexham’s Planning Committee at a later date.
