One request- this is just another statement that is not factual. I’m sure there will be a small proportion of affordable housing as there is in any new development but the builder isn’t going to be building 350 affordable houses as they will not get the return on there investment. Like you say they will want to make the most money possible. Look at the new development in Higher Kinerton they have 4 bed houses at late 300k and affordable houses as they do in Hope at Alyn Medows. Not saying they will be builder 300-400k houses on this particular development but it certainly won’t be all cheap housing. So I disagree that it will bring the house prices crashing down and people will struggle to get mortgages. But hey ho that’s my opinion…..

So you are back to supposedly referring to only facts again, you still have omitted to mention the “pub” in Llay that you were supporting. I very much doubt that you are from our village and just a pest.

Everyone who is in concern of this development, please feel free to raise your voice, something you mention could be valuable and we are researching everything.

Hi, Saxon apologies for your anticipation I was busy working of which is out of the Llay area just to back up my point that people do now commute to work and I thought driving whilst accessing the internet was as daft as some of the excuses made for this development. I’m off down to support my local pub for a pint now that is one of the many beneficiaries of the new development as the local shops, window cleaner, cleaners, gardeners, car garages, dry cleaners, garden centres, chippy… And many more. I’m sure there are also lots of local contractors who would appreciate the work not only on the construction but the on going maintenace. Did anyone find the proof of the land sinking or anthrax. Anyways I’m off to have a pint….. Cheers

Are you really sure that you are from Llay? Didn’t know we had any pubs?

Back on the sustainability of education services in Llay.

I have read today that Aled Roberts AM has secured extra funding for Llay school and it’s High-schools that it feeds into. The Welsh Government deem this necessary as the want to “see continued support for those children who do not come from financially affluent backgrounds”.

An increase of 140 children, requiring a free building being provided, (the one off £2k per child from the developer nowhere near covering this build), would definitely drain the £213k provided for education over 3 years.
Recently Llay school amalgamated and had a new school built to provide excellent education services to the EXISTING village.

Again I ask, how is this positivity impacting our community?

What rewards llay faithful? Why is it a good thing for Llay. Curious to know, as in our fact and evidence gathering mission to back up all mentioned previously, it would good to exhaust and disprove a chance of a supposed positive impact to our village and community. We are serious about fighting this with facts and passion.

Whilst I dont approve of this development fact will need to be separated from opinion. The whole of Wrexham is built over coalmines without any issues re house insurance.

These types of arguments will devaluealue the protest group if not based on fact.

Apologies, didn’t make myself clear. It’s due the issue that land is sinking and floods, a lot.

Sorry if I sound that it is not based on facts, but if you can help our community, then advice is greatly welcomed. The turn out last night itself spoke volumes, it doesn’t matter where you live in Llay, we are all concerned.

From the issues raised last night I wouldn’t want to live there. The land floods, it is severely sinking, it would provide a rat run for anyone wanting to avoid the queues at the Crown traffic lights, properties won’t get insurance /mortgages because of the coal searches, and even anthrax was mentioned. I find it quite brazen of the farmer if he still submits any plans for the planning application after what has been made clear to the developer. Oh and migrating geese settle there every year too!
The plans of Llay through the years was also extremely false and misleading, missed every residential property from the Gresford Road that has been in Llay since before the mine, even his own farm was falsely excluded.
The school point is still important in my opinion as this is immoral.
Finally, if the petition was signed by every single Llay adult resident, can this still be seen as unimportant?

I’ve just checked, Gresford school has 303 out of 315 children. So only 118 children would go without an education. Does planning applications have anything to do with this?
This point is ignoring the fact that the High schools that these homes would feed into wouldnt be full too. Require transport too. Although Castell Alun is in Flintshire, so Wrexham Council can ignore that small issue.

Something to add to this discussion. Llay school has 298 children, full capacity is 315.
367 houses with the average 0.4 children per new home, would result in 147 children requiring an education, just a few, over the 17 spaces, leaving 130 children requiring education.
With this in mind, from the school applications process, these children would be closer, door to door, than Llay streets such as Pentre Street, Vale View, St David’s crescent and Mayville Avenue, this is due to the foot path through the woods being now adopted by Wrexham council.
So, my very big concern is what then happens to the children that can’t apply, do they walk up the Griffin Hill to Gresford school every day? You cannot get a bus as there is no bus route to Gresford from Llay.
I feel that this exculsion of existing Llay families would be extremely immoral and school application process is stresssful enough. Does anyone know if this is ok to do this?
