    I think that this observation as well as Benjamin’s make sense. I suspect that the way in which King Street is now configured does not lend it to much bar what the Council have pencilled it in for. My comment was originally about Katia’s remark about the Council having a position on this quarter that it is no longer regarded as a core retail area.

    In most normal scenarios, I would have thought that mini markets (or other) would make sense where there is a College, a Bus Station and a major employer (the Council) in direct proximity. Many people who do not use a car (and do use a bus) will use an area like King Street to take home a shop done after coming into town for a browse. This is, from anecdotal commentary, what occurs in Chester and takes many people from Wrexham to their market and that part of Chester. Unfortunately the Bus Station area/King’s Street is a dog’s dinner.

    On your point about possibly taking away from the town centre. Possibly….but if things were different in King Street you might find people shopping in town then collecting produce from that area before mounting a bus. For many this makes logistrical sense, particularly the disabled

    King Street is not a retail area these days, and it’s obvious. Those wishing to regenerate it for that purpose are living in the last; when the main concourse of town has numerous empty units, no retailer with any sense is going to take a smaller, out of date unit even further away from the other shops.

    Those that do go out of business, or realise their mistake and relocate.

    My instant reaction to the proposed elevation of the new building was that the monopitch roof was too heavy & would be a very dominant feature of the street scene.
    Also, conservation area guidance recommends use of painted timber window frames. The Design & Access Statement (p.4) says “It is inappropriate in terms of scale, maintenance or strength to consider the use of painted timber window frames and the window frames will therefore be solid-colour aluminium or GRP” Allowing this would set a difficult precedent in the Conservation Area. Rather than pastiche the Georgian facades, I’d rather have a distinctive modern building in a similar vein to the bus station.
