‘Modern 34 Bedroom Care Home Facility’ Proposed For Wrexham

A modern care home facility consisting of over 30 bedrooms could be developed in Wrexham Town Centre.

In proposals submitted to Wrexham Council it has been recommended that former office space on Grosvenor Road in Wrexham Town Centre is demolished and a modern care home consisting of 34 bedrooms is created on the site.

The proposed site is the building located on 16-18 Grosvenor Road, a building which has not been used since around 2008.

Two planning applications have been submitted in relation to the 16/18 Grosvenor Road site – the first is in relation to the partial demolition of the current building and the second is with regards to the design and development of the proposed care homes.

Details regarding the development state that the care home will consist of 34 bedrooms across three floors, along with lounge and dining space, space for nurses and ward managers, kitchens and recreational space. A total of 10 car parking spaces will also be provided for the facility.

If planning approval is granted for the development, it is estimated around 30 jobs could be created. The building will be staffed 24 hours a day, 365 days a year.

Details regarding the development are provided within the Design and Access Statement, which notes: “Redevelopment of the site is considered to be in the wider public interest. The proposal will meet a local need to provide specialist care accommodation. An analysis of the area reveals a shortage in the supply of specialist care home beds – particularly the provision of high quality bed spaces.

“As it is inevitable that some existing accommodation falls below the standards of the Care Quality Commission, these substandard units will also need to be re-provided. Equally there is an overriding need for high quality accommodation where patients can be cared for close to family and friends with good access to services and amenities.”

The application itself has been submitted on behalf of Montpelier Estates – who are described as being: “Established and specialist provider of care facilities and other specialist care accommodation that is designed to meet the needs of vulnerable groups of peoples including the elderly, and those suffering from brain impairment diseases including dementia and mental health issues.”

The planning application continues onto claim that the development would take around 14 months to completes and would be an investment of £5.5 million. It is estimated that the operation begins ‘annual supplies and services will amount to inward local investment of circa £750,000 per annum.”

The application is expected to go before Wrexham Council’s Planning Committee at a later date.
