117 New Dwellings Planned Off Llay New Road

One hundred and seventeen new dwellings are proposed to be created between Rhosrobin and Pandy, with a new roundabout on Llay New Road.

The plans include twenty nine ‘affordable’ houses, broken down to:

  • 16 x one bed terraced apartment
  • 10 x two bed semi and terraced houses
  • 3 x three bed semi and terraced houses.

A firm from Wilmslow have submitted a report to the impact 117 homes would have on the local transport network, concluding it “Would not result in a detrimental impact on the local highway network, either in operational or highway safety terms.”

The application refers to the shops up in Gwersyllt as potential amenities , saying: “The wider area includes a wide range retail uses within easy walking distance including a Lidl supermarket, Tesco supermarket, Iceland supermarket, Newsagents, Inspire Hair & Beauty Station, Fish Bar, (along with many other retail uses in the centre)”.

There is currently a public footpath through the fields that are likely due to be developed, with the application noting “The existing footpath within the site which links Llay New Road with Plas Acton Road would be retained within the development.”

“The route of the footpath would remain as existing and the landscaping would ensure that the route remained an attractive walkway through the site.”

The application details floor plans of all suggested houses for the site, for example:
