Outline Application For Development of 57 Homes in Wrexham

A development consisting of 57 homes has been proposed on vacant green space in Wrexham. 

In an outline application submitted to Wrexham Council it has been proposed that 57 homes are developed on Boozey Field – which is adjacent to Stansty Hall near Griffiths Road in Gwersyllt.

The site itself is described as ‘roughly triangular in shape and measures 400m in length and is 70m wide at the widest part of the site abutting Old Mold Road to the east’. The southern boundary of the site runs alongside Griffiths Road while the northern boundary backs onto to residential developments of both Glascoed Way and The Meadows.

Details of the housing on the site are also provided, with the application’s Design and Access Statement noting that the development will consist of a mixture of affordable, first time buyers and open market family dwellings.

The Design and Access Statement continues onto say: “The mixed tenures will actively seek a mix of household opportunities that provides for and addresses local needs both for the open market and affordable.

“By having a mix of properties, this will ultimately lead to a greater range of community participation as we can use the architecture to bring diversity into the area.”

The document also continues onto state that the ‘site will significantly improve the transition from the densely built area of Gwersyllt into the rural parkland and we recognise the important role the site plays in achieving this successfully’.

As the application is in outline stages the overall details of the appearance of the properties are not included, however the properties will all be two-storey and have either / or driveways or garages.

Speaking about the proposed site for the development, the Design and Access Statement adds: “The authority technically does not have a land supply and in reality planning applications/ appeals need to be assessed on individual merits.

“The lack of a land supply would need to be a material consideration for this site and the benefits of having an additional 57 dwellings could far outweigh some minor constraints.

“Gwersyllt is recognised as being a sustainable settlement where development may be accommodated. The emergent LDP identify that some 3411 new homes will need to be built on greenfield sites to meet the demand.”

In addition to the development of 57 homes, a new access point will also be created to Griffiths Road, which will be ‘repositioned’ closer to the junction of Mold Road.

‘Excellent’ pedestrian and cycle links will also be incorporated into the site, including a footpath connection between Summerhill Road and Mold Road.

The application concludes: “The site is in highly sustainable location with direct links to public transport bus services and local services including a primary school, playing fields, the local shops, places of worship, public houses, railway station and a Post Office- all within close walking distance.

“The proposals have been developed in consultation with Wrexham County Borough Council and key
consultees and changes have been incorporated into the proposals wherever possible.

“The proposals will deliver a high quality place to live in a highly sustainable location. The proposals contribute to and support the planned growth of Gwersyllt’s next Development Plan period.”

A full application is expected to go before Wrexham Council’s Planning Committee at a later date.
