New Takeaway / Taxi Office Proposals To Be Granted

An application to convert ground floor offices to a taxi office and fast food outlet are set to be given the go ahead next week.

The Planning Committee will meet on Monday to discuss proposals to convert the ground floor offices of Mitre Buildings on Brook Street to a taxi office and fast food outlet.

This change of use would see Prestige Taxis move from its present position at Yale House on Brook Street, to the offices just metres away.

The taxi office itself would be open 24 hours a day, however the takeaway would have limited opening times.

Back in January we reported on the initial application to convert the vacant / disused offices into the new taxi office and takeaway for Prestige taxis.

The site itself is just 50 metres of St Mary’s School, which conflicts with Wrexham Council’s ‘planning guidance’ which state that hot food should not be located within 400 metres of the boundary of a school.

However due to the fact four other takeaways already exists on Brook Street (two on Town Hill and another two on Abbott Street), the Planning Report states: “The proposed development is therefore unlikely to make any material difference in the ability of children to access to takeaways.”

Previous applications for the building include a change of use to a children’s day nursery and also converting the offices into four self contained flats.

The Planning Report shows there have been minimal objections from the Community Council, highways and Public Protection.

However one point that has been raised regards concerns over the size of the ‘flue’ for the extractions for the fast food outlet.

The application notes: “Extraction equipment will be provided to remove/control cooking odours and the associated flue will be located inside for former brewery chimney. The top
of the chimney is higher than the student accommodation in the former Mitre Vaults that adjoins the site and should allow for effective dispersal of food odours so that they do not adversely impact upon residential amenity.

“Using the chimney will also ensure that the flue will have minimal impact upon the appearance of the building.”

The application will go before the Planning Committee on Monday at 6:30pm in the Guildhall.
