Hotel and bar could be turned into 11-bed HMO

A hotel and bar in Wrexham could soon be converted into an 11-bed house in multiple occupation (HMO).

The ground floor of the property on Pen y Bryn was most recently home to a bar called Soul Suite, while the first and second floors are currently part of the Albion Hotel.

Despite the ground floor being advertised to let since 2017, the owners of the building said they had received little interest.

Proposals have now been put forward to Wrexham Council in order to turn it into a HMO.

In documents entered on the owners’ behalf, representatives from HDS Architectural Services said there was a shortfall of parking spaces at the site.
However, they added that because of the close proximity to public transport and car parks, it would not cause an issue.

They said: “The applicant proposes to convert the whole building into a house of multiple occupation, under planning use class C4.

“There is no off-street parking available at this property, however, the proposed used has a significantly lower parking demand than that of the existing use, the difference being 33 less spaces.

“Also, the building is in a very sustainable location.

“It is within close proximity to the town centre, public transport links, shops, a primary school and various bars and restaurants, which will also less residents’ reliance on cars.

“Based on the above assessment, we believe that the proposal will not have a detrimental affect on the parking around the vicinity of the proposed development site.”

The proposals will be considered by Wrexham Council at a future date.
