Development Of 12 Houses Proposed For Wrexham

Proposals to erect 12 new dwellings in Wrexham have been submitted to Wrexham Council.

In an outline planning application it is proposed that 12 new properties are developed on Berse Road, Caego (New Broughton Ward).

Currently there is one residential property and garden on the site. However the development would include the demolition of the existing house and buildings on the site.

The Design and Access Statement comments: “The Wrexham County Borough Council Joint Housing Land Availability Study 2013 shows that based on past completions method set out in TAN 1, Wrexham County Borough has a housing supply of 3.4 years. Hence there is currently a recognised shortage of suitable housing land designated for development.

“Due to the shortage in housing provision, this application aims to deliver a portion of this much needed housing.”

Within the application’s documents the site is described as ‘gently sloping’ and can currently be accessed directly off Berse Road. However if planning proposals are passed an ‘improved access driveway’ for the site are recommended, which would help ‘enable free flow of traffic to and from the site’.

The application site is listed as within walking distance of public transport links, community services and local facilities.

As the proposals is still in outline stage, the application does not specify how many bedrooms each property would consist of. The Design and Access Statement goes onto comment that the development would consist of 12 two storey properties.

Overall the site would consist of two rows of terraced houses (made up of four properties each), two detached properties and one pair of semi-detached houses. A garage will also be provided for one of the detached homes.

The character of the houses are noted as ‘in-keeping’ with the existing homes surrounding the site.

The Design and Access Statement goes onto conclude: “The proposed outline design of the development is sensitive and has been prepared to comply with local and national planning policy guidelines. The issues of design and access are reserved for future consideration, but will be carefully considered so as to be appropriate and in context with the landscape and surrounding areas within this property.

“There is currently a recognised shortage of suitable housing land designated for development. Due to the shortage in housing provision, this application aims to deliver a portion of this much needed housing, including provision for all members of the community, including families.

“It is our belief planning approval should be granted on this site for residential development, as described in this outline planning application.”

The application is expected to go before Wrexham’s Planning Committee at a later date.
