Detail Revealed For Twenty New Houses Planned For Gwersyllt

A site in Gwersyllt on the corner of Moss Road and Summerhill Road, described as ‘overgrown land’, is due to be developed into twenty houses if a detailed proposal is accepted by Wrexham councillors.

The detailed application by SG Estates would see, if approved, twenty new houses being built in Gwersyllt. The development will contain eleven 3-bed houses and nine 4-bed houses.

The site has already been considered, and approved, for outline planning back in August with the formal detail planning now being submitted following the signing of a Section 106 agreement with the Council in January this year. The agreement includes a provision for educational funding contribution from the developer, and requirements for ‘affordable housing’ to be provided. The average house price in the development’s postcode according to a Rightmove/Land Registry data product is £156,992 as of April 2015.

The application is accompanied by a 64 page report into the possible nesting of bats on the site. The report states that just under two hours of recording time was undertaken, with bats recorded on six occasions.

A sizeable number of car parking spaces are allocated in the development, with seventy seven allocated in the plans, allocated to housing with several visitor spaces.

The application states the site is ‘clearly available for development’ and the project is ‘deliverable’.

Wrexham Council’s planning committee will consider the application, and likely give the final green light to the development, later this year.
