Proposal For 14 New Houses In Rhos

Local building contractors WD Stant have submitted an outline planning application for the development of 14 houses in Rhos.

The proposal is for fourteen three bedroom houses on empty land opposite the cemetery on Stryt Las in Rhos, with each house having three parking spaces.

The application states the development is proposed for a brownfield site, last used for mining activity in 1872 with the shafts filled in during 1947. The shafts were thought to be around 130m deep.

One part of the supporting documents poses and attempts to answer the question of “Is the site Green Barrier?”. The application says “The development of the site will not destroy the barrier between Penycae” … “The whole site is within Rhos / Johnstown”.

Supporting documents say a recent report said there were 60 people on the Council’s own housing waiting list for the area , therefore ‘demonstrating a housing need’.

In the site Ecological Appraisal several sections are covered up, with no note or reason given to why this is. Sections 3.2.17 and 3.2.18 are both redacted by pink paper on the scan of documents that are publicly viewable.

5.2.8, 5.2.9, 5.2.10 and 5.2.11 are also covered in pink post it notes. The ‘Target Notes’ jump from 2c to 7, so 3 , 4, 5 and 6 covered again by pink post it notes. A smaller piece of pink paper covers Target Note 12 and possibly 18.

In table three ‘other species recorded during survey’ the notes for Badgers and Foxes are also covered by a piece of pink post it note restricting what is readable.
