Outline Application For Development Of 24 New Homes In Wrexham
An outline planning application to erect a residential development in Wrexham consisting of 24 houses has been submitted.
The proposals submitted to Wrexham Council consist of the development of 24 dwellings on land off North Road, Ponciau.
Previously the proposed site has been granted planning permission for 17 properties, which would have comprised of a combination of three and four bedroom houses.
However the application’s accompanying Design and Access Statement notes: “Following various meetings with professionals such as estate agents, the current permission has been deemed uneconomic four our client. With the consideration of the low levels of housing stock within the county borough of Wrexham, it was agreed an amended proposal would be put forward making better user of the land and incorporating smaller units on this parcel of land.
“Our initial brief was therefore to include two and three bedroomed units on the site as opposed to the previously granted three and four bedroomed detached properties.”
The newly submitted outline application proposes that 24 houses are developed on the site, with 16 of the dwellings consisting of two bedrooms while the remaining eight would be made up of three bedrooms. The two bedroom properties are proposed to be semi-detached while the three bedroom properties would be detached.
As the application is currently in outline stages there is little information on the overall design of the dwellings, however the Design and Access Statement notes that they would be constructed in a ‘sympathetic manner’ to those in the surrounding area.
A total of 56 parking spaces would would be allocated for the residential development.
Along with the development of the houses it is also proposed that a 2m footway is also created on the site, which would link to the existing footpath on the land.
The Design and Access Statement concludes: “Development of this parcel of land within the community will vastly improve on the current characteristics of the site, improving on natural suveillance for the area from the previously approval which was granted in 2012.
“Additional units on the site makes better use of land available and provides the local authority with a site that aids in the shortage of dwellings available in the county borough.”
