New development will be “sympathetic to Rhostyllen’s historic design principles”

SG Estates are set to commence development in Rhostyllen on a plot of land that was given permission for 223 houses fourteen years ago.

The planning application for land off Wrexham Road in Rhostyllen pre-dates the youthful Wrexham.com so we can’t link back the normal coverage, however residents may recall the controversy over the actions of the National Trust to enable the development.

With the planning application dating back so long the recent trailing of the commencement of building work has taken some residents by surprise, and reawoken the strong feelings from 2007/2008 with others. We invited SG Estates to give an overview of the site, and what future developments will look like for the community.

SG Estates told us, “Our new Rhostyllen development ‘Manor Gardens’ has had approved planning for 223 new homes since 2008. Since then, the site has remained vacant with no construction apart from a small section of road that was commenced in 2015.

“Our recent purchase of the site is our largest investment in the Wrexham area where we have been building award winning homes since 2004. We will provide exciting new homes with vibrant designs whilst also being sympathetic to Rhostyllen’s historic design principles.”

As part of the development SG Estates will provide “a substantial sum of money” as part of an education contribution. There are also proposed road upgrades to Wrexham Road which currently include traffic lights at the Colliery Road junction, a new roundabout at the Eldon Grove junction as well as improvements to the Henblas Junction, they note they will also be constructing pedestrian crossings and new bus stops along Wrexham Road.

SG Estates added, “We will also provide an updated public right of way which will see the closure of the hazardous railway level crossing and the construction of a new 2.5m wide footpath cycleway that will run from Wrexham Road to Hafod Road through the pocket park under the railway line and into ancient woodland, including the construction of bridges over the existing water course.”

“There are also affordable/ housing association homes on the development with emphasis on helping local people realise their ambition of living in a brand new home.”

“There are various public open spaces designed as part of the development, some including play equipment.”

SG Estates added, “As an established developer in the Wrexham area SG Estates are proud to provide employment for hundreds of local tradesmen and women and we also purchase many of our materials from local suppliers.”

“Our new development will provide a boost to the local economy and provide much needed new homes in Rhostyllen.

“As an established local company SG Estates has a proven track record of helping the local community and has often supported clubs and charities with sponsorship and donations. This new development will ensure that we can continue to provide this support where it is needed most.”

Work is set to commence early in the new year.
