250+ Homes Proposed For Former Air Products Site

Over 250 homes could be developed on former factory space if outline plans are given the go ahead.

In an application submitted to Wrexham Council it has been proposed that 254 homes are developed on land at the former air products site on Llangollen Road in Acrefair.

The proposed development is on the vacant ‘brownfield’ site, with Air Products closing its Acrefair factory in 2009. However there are also proposals to develop 22 of the homes on greenfield sites nearby.

This is the second application of its kind to redevelop the site, with outline plans passed for a housing development and retail complex put forward back in 2012.

While the application is for 254 homes, the Design and Application Statement focuses on the proposed development of 232 homes on the main section of the vacant site.

Regarding ‘Site C’ The Design and Access Statement notes: “This main brownfield site of ‘the works’ (former iron works, then engineering works, then chemical factory demolished in 2010) at land to the south of A539 Llangollen Road.

“Sites A and B where to the northerly site on the west of Llangollen Road and are on greenfield sites, have been omitted from the proposal.”

As the application is in its outline stages, detail on the proposed appearance of the houses has not been provided.

Information on the proposed number of bedrooms per property have been outlined in the application – with 58 homes consisting of two bedrooms, 164 homes consisting of three bedrooms and the remaining 32 being made up of four bedrooms.

The Design and Access Statement concludes: “The aim of the development is to redevelop a brownfield site and create a small community which is a sustainable and desirable place to live.

“The site is well positioned in terms of amenities and transport which will all support this new development. The two, three and four bedroom house types will complement the current demographics and assist the current housing market with a popular product in a popular area.

“The scheme will add value to the area in respect of architecture and social well being as well as adding new properties in a climate with limited new build housing for sale in the location.

“We look to the continued support of Wrexham County Borough Council to ensure that the project is realised.”

There will also be a meeting regarding the proposed development at the Cefn Community Council meeting tomorrow evening. The meeting will take place at the George Edward Hall at 7pm.

The application is expected to go before Wrexham Council’s Planning Committee at a later date.
