Six Houses Proposed For ‘State of Disrepair’ Site
Proposals to demolish a ‘state of disrepair’ property in Wrexham and develop six properties on the site have been submitted.
In an application submitted to Wrexham Council it is proposed that Wern House in Rhosllanerchrugog is demolished and replaced with three semi-detached dwellings. The application goes onto state that Wern House currently forms part of the site, however upon demolition the remainder of the site will be formed from the garden and also a section of the garden from Wern Villa.
In total six properties would be developed on the site, each consisting of three bedrooms. A total of six parking spaces would also be provided for the properties.
Within the application’s supporting documents Wern House is described as having fallen into a ‘state of disrepair’ and would need to be demolished to make way for the proposed residential development.
The application’s Design and Access Statement says: “The proposals is to bring the site forward for residential development of a scale and type that respects the scale, form and character of the surrounding area which responds to the market demands for the three bedroomed family homes.”
The Design and Access Statement continues onto provide detail on the proposed character of the dwellings, noting that the development which will ‘compliment the character of the surrounding area.’ It is also noted that the development will also provide a more ‘aesthetically pleasing facade’ to surrounding properties.
Along with the development of six dwellings, the application also consists of proposals to create a new access point to the site.
Currently the site is accessed from a point which Victoria Street meets Wern Lane, which the application’s documents describes as ‘very lightly trafficked’.
The application states it is proposed that the ‘access width from Victoria Street is improved by incorporating what is currently the side garden to Wern Villa. Wern Lane will be greatly improved by the proposed removal of the existing boundary wall.”
The Design and Access Statement goes onto note: “It is considered that residential development of the site can be accommodated and assimilated into the village with very little visual impact on the character and setting. The proposal consists of a hard landscaping area to the frontage of the dwelling with appropriate planting an rear lawns with associated planting.
“In light of the above, we believe the proposed development will considerably improve the quality of the current landscape.”
The application is expected to go before Wrexham’s Planning Committee at a later date.
