Plans to Partially Convert Vacant Town Centre Office Space Into Flats

Vacant space in Wrexham town centre could be partially converted into flats if new plans are given the go ahead.

In an application submitted to Wrexham Council, listed building consent is being sought to partially convert 63 King Street from commercial usage into primarily accommodation.

Currently the building consists primarily of office space, however if approved, the proposals would see the first and second floors converted into flats, along with the partial conversion of the ground floor. The basement and remaining office space on the ground floor would be retained for commercial usage.

In total the development would consist of one bedsit and four, one bedroom flats.

Details about the proposed redevelopment are provided within the application’s design and access statement, which notes: “Commercial accommodation is retained at ground floor level, with ancillary space only in the basement, and is anticipated to have a limited staff numbers.

“Accordingly, the office is provided with one allocated parking space accessed from the rear driveway. Similarly used by neighbouring premises the common access provides turning facilities in the larger parking area at the end of the drive way.

“Benefitting from transport links it is not intended that parking be provided in association with the new residential accommodation.”

The proposals also include the demolition of the existing single storey flat roofed extension and the construction of a new two-storey extension at the rear of the property.

The design and access statement concludes: “The proposals within this application will keep in use and maintain an important town centre building whilst creating additional residential accommodation in an otherwise empty building.

“There will be no adverse effect on neighbouring properties or amenities, there will be an improvement in safety. The application should therefore be supported.”

The application is expected to go before Wrexham Council’s Planning Committee at a later date.
