Plans To Partially Convert Commercial Pub Into Three Flats
An application has been received by Wrexham Council to convert part of a town centre pub into three flats.
The change of use application would see the current accommodation space on the first and second floors being turned into three self contained flats.
The building on 11 College Street was listed in 1994, with the application stating there would be no external changes, with all changes being internal, yet in another document ‘additional openings’ are mentioned for additional daylight and ventilation.
The existing floor plans:
Much is made of the public transport routes in Wrexham to external areas, with a mention of car parking ‘a stones throw away’ which going by our rock-lobbing technique we assume is the St Giles car park.
One further positive mentioned in the application is the ‘vastly improved’ ‘natural surveillance’ of the area surrounding the flats which is mentioned in the same section with 37 reported crimes nearby. The logic appearing to be that if people lived there they are more likely to spot any crimes and report them.
The application states that the building is in need of ‘rrejuvenation’ (sic) with a warning on the last page of the documentation states that if the above work is not allowed there is a risk that the building will ‘deteriorate’ and become an ‘eyesore’ in town.
