Plans submitted for up to 132 new homes in Rossett

More than 130 homes could be built across two parcels of land in Rossett if new plans are given the go ahead.

In an outline planning application submitted to Wrexham Council it has been proposed that up to 132 homes are built on land to the north and south of Lane Farm on Rossett Road.

The plans themselves are split across the two sites, with up to 61 homes proposed for the northern patch of land and a further 71 across the road on the southern section.

Of the 132 properties 12 would be made up of two bedrooms, 73 with three bedrooms and the remaining 47 would have four (or more) bedrooms.

Details submitted to Wrexham Council as part of the applicant’s design and access statement explain that: “The proposals for the land by Lane Farm is to create a new development of high quality family housing – a highly desirable place to live, a place of distinction and quality that is shaped by the distinct character of the village, is well connected to local amenities, and framed by attractive green spaces and pocket parks.”

It is noted in the application documents that a pre-application consultation took place with Wrexham Council, with factors such as pedestrian links, the layout and the design of the houses cited as potential changes needed by planning officers.

Details in the ‘Illustrative Masterplan’ later submitted to Wrexham Council highlights the changes made to the initial plans, along with further information on the proposed dwellings and layout of the site.

The document explains that there would be a mixture of housing sizes and types across the masterplan, with the majority of properties being two storeys. Larger houses would be located along the ‘key streets and green space frontages to provide a greater sense of enclosure, frame key views and approaches and define key meeting points and junctions’.

It is also noted that principal access points and streets would be from Rossett Road / Holt Road, along with principal pedestrian and cycleway connection from the ‘southern development parcel to Trevalyn Way’.

There would also be an ‘improved north – south crossing point across Rossett Road / Holt Road’ and ‘pedestrian connections along with Rossett Raod / Holt Road frontages (located behind new hedgerows)’.

The application’s design and access statement concludes: “The site is in a highly sustainable location with direct links to public transport bus services to the main shops and services located close by along Chester Road and Station Road, to local schools, and to the wider regional employment and services in Wrexham and Chester.

“The proposals have been developed in consultation with Wrexham Council and key consultees and changes have been incorporated into the proposals wherever possible. Provisions have been set in place to contribute to enhanced community facilities.

“The Illustrative Masterplan demonstrates how a high quality, distinctive new residential neighbourhood may be created that is informed by the existing character of the village, and is in accordance with planning policy.

“The proposals will deliver a high quality place to live in a highly sustainable location. The proposals contribute to and support local community facilities and support the planned growth of the Borough of Wrexham over the Development Plan period.”

It is expected that the plans will be considered for approval at a later date.
