Plans for up to 15 new homes on former scrapyard ‘wasteland’

Up to 15 new homes could be built on the site of a former scrapyard in Wrexham.

In an application submitted to the local authority it has been proposed that a mixture of three, four and five bedroom properties are developed at the Legacy Car Dismantlers and Scrap Yard on Llwyneinion Road.

It is the second time that plans to build on the land have been submitted, with an application for seven properties recommended for refusal by the council’s chief planning officer last due to the development being in an “unsustainable location”. There were also concerns that it would introduce an “urban development into a primarily rural location”.

However Blueprint Architectural Services Ltd, which is seeking outline planning permission on behalf of its client, state that the new dwellings will “enhance the areas”.

In the application’s design and access statement it is noted that the scrapyard is currently closed due to the current owner now being retired and that if “alternative use for this land is not achievable; then it could re-commence as a scrapyard at any given time.”

The document adds: “The site is a large parcel of land of 6.7 acres, which is currently classed as wasteland, with an existing site access located at the far northeast point of the site.

“It is our intention to only develop 2.7 acres of the land with the rest allocated for public open space and great crested newt mitigation.”

If approved the development would consist of up to 15 detached properties – with details of the design and character of the dwellings submitted at a later planning stage.

The applicants conclude: “By allowing this development; we believe the new dwellings will enhance the area being of equal design and size of the nearby dwellings rather than a disused scrapyard.

“The modern efficient construction of the dwellings will ensure that the new occupants will have a comfortable home which will not have a negative impact on the environment or local ecology.

“Although the land is outside the settlement area, as the development is located on a brownfield site, we believe that this land would be ideal for family homes within the local community.

“By agreeing this development in principle, the local authority reduce the deficit of the much needed housing within the county and provide the area with an attractive development.

“We feel this planning application should be looked favourably upon and granted permission, as we feel there are no justifiable reasons for refusal.”

The application will be considered for approval at a later date.
