Pen Y Bryn Pub Redevelopment Plans Submitted

Plans to redevelop a Pen-Y-Bryn pub and partially convert the property into housing have been submitted.

In an application submitted to Wrexham Council it is proposed that part of the former Swan public house on Pen-Y-Bryn is redeveloped and converted into four one bedroom, self-contained flats.

The three storey property was formerly used as a public house, however more recently the building has housed a shop on the ground floor which will be retained. Many of the building’s original features remain intact, with only a handful of alterations made inside to coincide with the change of use to the ground floor.

Within the application’s Design and Access Statement details are provided in relation to the proposed layout of the building if the proposals are passed.

It is noted that an apartment would be located on the ground floor, two would be situated on the first and second floor and independent access would be created for apartment four. The basement would continue to be used as shop storage and the retail unit would continue to operate on the ground floor alongside the new apartments.

The Design and Access Statement concludes: “The proposal is to change use of the premises from A3 to A1 and C3 which retains and renovates a character building within the community that presently is largely derelict and in a state of ongoing deterioration that would likely remain vacant to deteriorate further if not put to its proposed use.

“The change of use application we are proposing would provide good quality apartments of varying sizes, converting the building will add a diversity of housing types in the locality, widening the choice of available accommodation.

“The proposal is entirely consistent with the requirements of Wrexham’s UDP, investing in an existing building would prevent the premises retaining vacant or unoccupied which should be discouraged in order to protect Wrexham Town Centre.”

There is currently no set date for the application to go before Wrexham’s Planning Committee.
