Outline Application For Residential Development In Wrexham

An outline planning application to erect a small residential development in Wrexham has been submitted. 

The proposals submitted to Wrexham Council consist of the development of nine houses near Tudor Drive in Penley. The proposed site itself is a green field site that lies outside, but adjacent to the southern settlement of Penley.

Overall the application, which is described as ‘modest’ in an accompanying document consists of seven detached properties and two semi detached houses.

Previously a housing application to the north of the site had been refuses on the grounds of being an ‘illogical extension’ to the settlement and ‘out of character’ with the rural surroundings. However due to the smaller scale of this particular development noting the site is a different ‘prospect altogether’.

Little detail is provided on the overall design of the houses, other than they would remain in keeping with the properties that exist on land opposite. However the application states that two of the houses would consist of two bedrooms, four of the houses would consist of four bedrooms and the remaining three houses would have three bedrooms each.

A total of 25 parking spaces would be allocated for the residential development.

In the application’s accompanying Design and Access Statement it notes: “The buildings themselves are envisaged to match the scale and character of those opposite, with good spaces between the structures to maintain an open character. Hedges could be used between the gardens to create new ‘wildlife corridors’ joining the front and rear hedges for the first time.

“The proposed layout makes efficient use of the land whilst providing for adequate residential amenity and avoiding a crowded feel.”
