Outline Application For Development of 24 Homes Behind Miners Welfare
Proposals to develop 24 houses behind the Miners Welfare in Llay have been put forward to Wrexham Council.
In an outline application submitted to Wrexham Council it has been proposed that 24 new homes are developed on land south of the Miners Welfare Institute on Llay New Road, Wrexham.
Previously the proposed site, which is around 0.8 hectares in size was rented by the council from the applicants and was used as public open space. However recreational use for the site has since ceased, with the applicant’s documents stating that ‘no evidence has been apparent of an unmet demand for such a use to be established’.
As the application is in its outline stages, exact details of the style and design of the homes are not provided – however information on the number of bedrooms proposed for each property are. Overall a total of 20 houses would be made of the two bedrooms and the remainder would consist of three bedrooms.
The recommended development site has been chosen due to its sustainable location with an ‘attractive setting with excellent access and a high quality environment’.
Within the supporting documents it continues onto note: “It is readily available for development being vacant and with no significant constraints. The land immediately to the south which has now been developed for housing was also outside the settlement limit but following careful consideration by the Planning Committee and with significant community support permission was granted.
“The site should be seen as a rounding off for the settlement being bounded by new housing to the south and by the substantial building – the Miners Institute – to the north. The retention of the boundary hedge along the highway frontage should ensure that the development is well-screened from view.”
The application is expected to go before Wrexham’s Planning Committee at a later date.
