Housing Development Proposed For Ruabon Site
Proposals to develop 36 dwellings on green space in Ruabon have been put forward, just months after a previous housing application for the site was refused.
In an outline application submitted to Wrexham Council it is proposed that 36 properties are developed on land at Pont Adam Crescent, Ruabon.
The application follows the refusal of proposals to build 49 dwellings on the land, however the development was overthrown by Wrexham’s Planning Committee last September. The application hasd been refused due to an increase in traffic that was likely to be generated as a result of the housing.
This revised application proposed a reduction of the number of dwellings on the site and also ‘reducing the traffic associated with the development to less than a 5% increase in traffic movements’.
Speaking about the revised application, a Design and Access Statement continues to say: “The reduction in the numbers of dwellings has then a knock on effect for other issues including density, open space provision and affordable housing which are discussed throughout this report.”
Currently the land is vacant, with the application stating that the site is ‘overgrown grassland and scrub’. However the application proposes to use the land for the development of 27 houses, three houses / two flats which would be used as social housing and a further four properties that would be used for intermediate housing.
As the application is still in the outline stages, there is no information provided on the number of bedrooms each property would have.
The Design and Access Statement goes onto comment on the ‘character’ of the houses already in the area, nothing that the dwellings ‘within any future Reserved Matters application would be designed to reflect the scale and character of the properties in the vicinity’.
Along with the erection of 36 houses, if planning permission is approved a new access point to the site will also be created, including a footpath to link Pont Adam Crescent, through the site, to the A539 Llangollen Road to the south.
The application is expected to go before Wrexham’s Planning Committee at a later date.
