HMO Plans For Pen-Y-Bryn Retail Space

Plans have been submitted to covert retail space on Pen-Y-Bryn into a House Multiple Occupation for 10 residents.

The application, which has been submitted to Wrexham Council proposes that both the ground floor and first floor of 64 Pen-Y-Bryn are converted into a 10 bedroom a House Multiple Occupation (HMO).

Currently the ground floor of the building is occupied by a graphic design business and the first floor is vacant.

However the application proposes that five bedrooms are created on each floor along with a shared kitchen. Each bedroom would also have its own private en-suite.

Details about the proposal are provided within the application’s design and access statement, which notes: “Internally there is ample space to accommodate the 10 en-suite bedrooms and two shared kitchens, each bedroom will be significantly greater than the minimum requirement of 10sqm (excluding en-suite).

“There will be 2 x 7 sqm shared kitchens, one on each floor equipped with cooking and washing facilities.”

It is also proposed that there are changes to the exterior of the building, including alterations to replace the glass shop front and its signs.

The application is expected to go before Wrexham’s Planning Committee at a later date.
