Eight houses proposed for Caego site as developers look again at site
New plans for a small residential development on land near a local garden centre have been put forward.
The outline application submitted to Wrexham Council, proposes that eight new homes are built on land next to the Ferndale Home and Garden Centre on Berse Road, Caego.
It is the second time housing plans have been put forward for the site, with an application submitted in 2017.
However the plans were refused last September, with the council’s head of environment and planning stating: “The proposed development would represent and unacceptable incursion into the green barrier and would not form a logical extension to the existing settlement.”
Comments were also made about “insufficient information” to demonstrate that an access can be provided with sufficient forward visibility for vehicles wishing to leave Berse Road.”
The new plans, submitted on behalf of the applicants by Blue Print Architectural Services, with image above, notes “…blocking up of an access point into the existing garden centre with a new access point formed a little further up the driveway”.
The design and access statement concludes: “We feel this planning application should be looked favourably upon and granted permission as we feel there are no justifiable reasons for refusal.
“Redevelopment of this parcel of brownfield land should be supported by the local authority as diversification of the site. The development would also help support a long standing business in the county borough.
“Eight dwellings would aid Wrexham in reducing its deficit for new dwellings.
“I understand the county borough has approximately 3.4 years of development land available, however there should be five years of development land available conforming with Planning Policy Wales.”
The application will be considered for approval at a later date.
