A prominent section of land mooted to play a key role in the future redevelopment of the town centre, has gone up for sale.

The town centre ‘breeze block’ police station site and its car park space have been listed as ‘for sale’ on both a conditional and unconditional basis.

Once an agreement has been reached the site / building would be subject to a ‘conditional holdover agreement’ which allow North Wales Police to occupy area until early 2018.

Demolition of the 1970s station is set to begin and be completed in 2018, with North Wales Police ‘vacating’ and moving to a new state of the art development on the Llay Industrial Estate.

A smaller town centre police station in the former Oriel Gallery on Rhosddu Road will also be up and running prior to the current stations demolition.

It is also noted that the tunnel / link from the police station to Wrexham Magistrates Court will be ‘sealed up’ when the police station is demolished.

With the buildings removed new views have emerged - this one looking towards the Police station.

The Bodhyfryd site features in Wrexham’s Town Centre Masterplan, a hefty document which outlines the possibilities for the town centre and surrounding areas over the next ten years.

Reference to the Masterplan is made within the sale document which notes that the site has been identified for mixed-use purposes, including residential and retail. The sales details expands on that stating use could be redevelopment including residential, hotel, car parking, hot food, offices, community uses and retail.

Interestingly there is reference to a 11kVA cable running underground beneath the car parking area to service buildings in Wrexham Town Centre, with a note: “A quotation has been obtained for the termination of this line to facilitate redevelopment”.

If you wish to make a bid get in touch with North Wales Police Legal Department by noon on Wednesday 30th November 2016, however for you low ballers out there there is a note saying ‘the vendor is not obliged to accept the highest offer.’
