Development of 65 New Homes Set For Gwersyllt

Outline proposals for the development of 65 properties on brownfield land in Gwersyllt look set to be given the go-ahead.

In a report due to go before Wrexham’s Planning Committee next week it has been recommended that proposals to develop 65 homes on land at Westminster Industrial Estate on Mold Road, Gwersyllt are granted.

At present few details are provided on the final design of the properties, however these are anticipated at a later date. It is also not yet known how many of the properties would available as affordable housing.

In December 2014 Wrexham.com reported on the initial application to develop on the site, with the early application proposing that 85 properties are built on the site.

The amended report due to go before the Planning Committee next week sees a reduction of 20 properties. The planning report goes onto note: “The scale of the development has been reduced since the initial submission because the initial suggested layout did not demonstrate a useful layout for the intended scale of housing.”

The site was formally used as an industrial estate and a number of buildings remain in place, however the land has remained vacant for several years. It is hoped that developing housing on the plot of land will help visually enhance the site and create ‘a natural addition to the wider context within Gwersyllt’.

Details are also provided by the Highways Agency who note that access to the site is not currently designed to
highway adoption standards, and it is not an adopted highway. This would be improved upon if the development went ahead. The report also continues onto note the ownership of a section of the road between the site and Mold Road is not known and would be required to be found out before work began.

The application will go before Wrexham’s Planning Committee on Tuesday 5th May at 6:30pm at the Guildhall. For those who can’t attend it is anticipated the meeting will be webcast on the Wrexham Council website.
