Development Of 50 Homes Proposed For Rhosrobin

50 new properties could be developed on green barrier space – with further proposals submitted to build housing in Rhosrobin. 

In an outline application submitted to Wrexham Council it is proposed that 50 dwellings are built on land adjacent to Rhosddu Industrial Estate with access off the Main Road.

Currently the site is vacant from any properties and is used for sheep grazing on short term lets. The application’s accompanying documents note the site forms part of a poor quality agricultural field.

Within the application it is proposed 50 properties, along with garden space are developed on the site – with 13 dwellings allocated to affordable housing. As the planning application is still in outline stages the proposed layout is ‘indicative’ and no details of the final design of the properties are provided.

The proposed site has been chosen due to its sustainable location adjacent to existing residential areas. Within the applications Design and Access Statement it continues onto say: “The site is also in a sustainable location due to its close proximity to shops, employment, education, leisure/entertainment, hospital and transport hubs.

“Adequate links provide the opportunity to reduce reliance on private car use and for a significant number of trips to be made either on foot or by cycle.”

Along with the development of 50 dwellings the application goes onto note that the site would be accessed via a T-junction off the main road. New pedestrian access would also be included for the site.

Last July Wrexham.com reported that outline proposals to develop 24 houses on this particular site had been submitted. This application is an extension on those proposals with the addition of the extra homes.

Previously the application had been refused for several reasons, including the sites location outside of a defined limit within a Green barrier. The application goes onto comment on each reason for refusal and noting that 79% of the green barrier space would be retained.

The application is the fourth housing development proposed for Rhosrobin in a number of months.

In February 2015 members of Wrexham’s Planning Committee refused proposals to develop 111 houses on land between Plas Acton Road and Llay New Road. A separate development of 400 homes on green space in Pandy has also been proposed.

The application is anticipated to go before Wrexham’s Planning Committee at a later date.
