Development of 111 Houses Proposed For Rhosrobin

Over 100 new houses could be developed on green space in Rhosrobin if planning proposals are passed.

In an application submitted to Wrexham Council it is proposed that 111 houses are developed on land opposite St Peters Close, just off the Llay New Road.

Within the application it is proposed that 83 of the houses consist of a variety of two, three and four bedrooms. A further 28 of the properties would provide social housing and consist of two / three bedroom houses and 16, one bedroom flats.

Overall a total of 325 parking spaces would be provided for vehicles and 33 ‘guest spaces’.

The existing footpath within the site which links Llay New Road with Plas Acton Road would be retained within the development.

Along with the dwellings, the application also proposes the provision of a roundabout on Llay New Road, internal access and public open area spaces.

The application to develop houses on the land is the second in a number of months, with an initial application lodged earlier this year to erect 117 houses on the space.

Within the application’s Supporting Documents it notes: “The application is a resubmission of Planning Application P/2014/0480 which proposed 117 Dwellings and was refused by Wrexham Council on the 3rd November 2014.

“An appeal has been submitted against this refusal of planning permission. The appeal will be considered at an ‘Appeal Hearing’ and costs against Wrexham County Borough Council are being applied for.”

More recently a separate application to build 400 houses on green space in Rhosrobin / Pandy was submitted, which would also include an additional roundabout on Plas Acton Road and access roads.

Last month the proposals for 117 houses on the land were overthrown by Wrexham’s Planning Committee, despite initial recommendations to pass the application.

During last month’s Planning Meeting the committee was told by a Planning Officer that Wrexham has a deficit of 680 housing units due to the lack of five year housing supply. This scale of this particular application was noted as ‘inevitable’ given the limited housing supply over the next five years.

However the application was refused after concerns regarding traffic, loss of green space and development falling outside the settlement area / within a green barrier.

The application’s Accompanying Documents go onto comment on the amendments made to the resubmission following the initial rejection of the proposals.

The documents state that the number of proposed houses has been reduced from 117 to 111, an ‘increase in open space area adjacent to Pandy Farm and The Mews at the north eastern end of the site in order to create a green wedge between the development and Pandy’; a second equipped play area and an increase in the number of social houses on offer.

The application for the development of 111 houses in Rhosrobin will go before Wrexham’s Planning Committee at a later.
