Demolition Of Former Brynteg Pub To Make Way For Housing

A former public house in Wrexham faces demolition with recommendations to use the land to develop housing.

The Brynteg Inn on Long Lane in Brynteg could be demolished to make way for the erection of eight new houses if recommendations are approved by Wrexham Council’s Planning Committee next week.

If the proposals are passed the land will be used for the development of eight two-bedroom houses, associated parking and vehicular / pedestrian access.

The Brynteg Inn has remained vacant since its closure in 2012, with the application’s planning documents stating that ‘there has been no firm interest in the site or any offers made to purchase the site to run the business as a community facility’.

However 86 residents have signed a petition opposing the development, raising concerns on the loss of a public house in the area, the future increase of traffic flows, the construction phase of the proposed development and loss of privacy to neighbouring residents.

Further concerns have also been raised by several objectors, including the location of the development and the pressure the houses will have on parking in the area and the increase of danger at the nearby junction.

With regards to the increase of traffic, the application goes onto state: “The proposed development seeks to utilise the existing site entrance which would provide adequate visibility standards.

“Whilst reference has been made by local representation to the proposal representing a danger to highway users and pedestrians in terms of reducing visibility standards on the junction, the location of the dwellings or the
positioning of any boundary treatments does not impact upon the required visibility splays at the junction of Long Lane and Darby Road.”

Speaking about the application the Planning Officer concludes: “I consider that the redevelopment of this site, which has clearly been identified as redundant, will make a positive contribution to the site and the wider townscape character. The scheme accords with local and national planning policy and I recommend as follows.”

Overall it is recommended that the proposals the demolish the Brynteg Inn and develop on the land are passed – with the application due to go before Wrexham Council’s Planning Committee on Monday January 5th at 6:30pm.
