‘Affordable’ housing development planned for Ruabon

A new “affordable housing development” could soon be created in Ruabon in partnership with a local housing association.

Plans submitted to Wrexham Council seek propose that 43 dwellings with associated parking are built on land at Wynnstay Technology Park.

The 1.72 hectare site has outline planning permission for a mixed use development made up of light industrial units, retail unit and 35 residential properties.

Details provided within the application’s design and access statement, explains: “Proposals have already been put to Wrexham County Borough Council for pre-application advice in December 2018 with a formal response given.

“The principle of the development was noted to be acceptable, with outline planning consent already granted on the site. It was also noted that there was a sufficient level of amenity space for the dwellings and parking provision.

“The proposed layout was discussed and amended following the discussions.

“The outline planning consent requires 10 of the proposed 35 dwellings to be designated as affordable for local needs provision. It was confirmed that the whole site will be designated as affordable for local needs provision.”

If approved the development would consist of 26 two bedroom houses, eight three bedroom houses, four one bedroom bungalows and five two bedroom bungalows.

The development would be created in partnership with a local housing association and is described as consisting of “bespoke house types and a sympathetic site layout that responds to its environment.”

A new vehicular access will also be provided to the site.

The application concludes: “The proposal has been developed to ensure that all constraints and opportunities have been addressed and the final design provides a legible and coherent development.

“Following the receipt of the final pre-application advice from WCBC the team has worked to address the initial comments to provide a successful scheme.

“The units themselves look to deliver 43 high quality homes to meet the local need. With this in mind, we feel the scheme is both successful and will deliver homes of real quality.”

The application will be considered for approval at a later date.
