from when carwyn jones gave permission to bury dead animals at the north end of the village. it has been the biggest exploitation since the coal mines.

simply to gain an income in rates and land taxes permission was granted to build 365 houses on green land expressly against the wishes of the community,

now in the so called country park alyn waters parking charges have been introduced this is just to raise a few bob more for the council without of course planning or any consideration for the villagers of llay and surrounding areas.

i have paid for an annual ticket only to find my dog has eaten a toxic substance there and has been in the vets for two days.
there is no w/c at this park unlike most of the others so please use this park at your own inconvenience !

turning right onto the gresford road when the traffic is busy is very very risky and dangerous.

why is the village of llay and surrounding villages being exploited so much and when will it end ?

do the wishes of the village and surrounding areas have no say in the bumbling planning and mayhem being caused.

On the plus side you are getting a state of the art main-Wrexham police station so that should help reduce crime in the area.

The other issues I’m not quite sure are specific to Llay only so don’t really think it’s being unfairly targeted.

    1) All country park users across the county now have to pay

    2) There are several ‘villages’ as part of the LDP who are now having proposed large housing developments put on them. Not happy – object in the now extended deadline planning process. Funnily enough nobody is happy because NIMBY rules apply. The top NIMBYs residing in Gatewen in New Broughton that has only just been built in the last few years. Rules are – we’re so glad that we obtained planning for our large estate but we don’t want anyone newer coming in – A case of Extreme-Micro-Xenophobia

    3) Traffic – Yea it’s pretty much busy and dangerous to turn right (or left) at several junctions in Wrexham. People don’t stop or care to allow anyone else onto the already congested main roads. Went up the Birkenhead road on the Wirral this weekend & that’s infinitely busier than round here, that they have 4-way traffic lights on almost every junction. May end up that way here 1 day.

When will it end? Never – it’s called urban sprawl – if you live in the surrounding villages of an expanding town <*insert pie & chips reference*> then eventually it will get swallowed up. Don’t like it? Move into an even more rural area – somewhere like the National Parks where they have incredibly restrictive planning/expansion rules.

yes the people do normally pay at country park and i for agree with this as long as it has a toilet facilities alyn waters has not.

unless one has tries to turn right at this junction at busy times it is impossible to comment.
you have to get in a box “unmarked” whilst oncoming traffic are trying to turn into a similar box ” unmarked behind you.
if a car in the oncoming Que lets you turn right the other oncoming cars undertake whilst you are turning.
if you wait until all oncoming cars clear you will have blocked the road from all directions.

its dangerous, badly planned and thought out. and is simply not for offhand judgements.

and no not all communities are having large developments and those that are have had inward investment. this is not planned for llay.

the police station will add to the traffic problems

I see what the problem is, the Llay part of Alyn Waters is like the back-end of the country park, I made the mistake of driving to the Llay entrance before and it did not look very welcoming so I went round to the Gwersyllt entrance, which obviously has a cafe, toilets and baby changing facilities.

If there is a call for the development of some kind of toilets on the Llay side you should speak to the community council/ get a petition going etc…

Again, the road issue take it up with the relevant authorities/get a petition going. I was told the best way for a dangerous piece of road to be addressed is for an accident to actually happen there. Not good advice, but road planners behave retroactively rather than proactively. Cure rather than prevention in the first place.

Llay has had inward investment into the community – £21.5m for a new police station. The effect will attract other going concerns to the area, benefit businesses, create jobs and additional local community facilities etc…

The traffic increasing will be police traffic, which actually calms other types of careless drivers into not driving like utter douchebags.

Difference of opinion on certain things, but yes you should raise the smaller issues that are solvable (toilets/nuisance roads) and see what happens with the economic development side of things.

Llay residents need to ask their local Councillors what has the Section 106 and Community Benefit clause funding from the Police Station and other developments. This funding is intended for community projects yet often ends up being snapped up by Highways or Education alone- residents should have a say in how it is spent.

Come on Rob Walsh this is one for you to go back to villagers with…

And you haven’t mentioned the proposed Gypsy and Traveller site in the LDP yet! Poor hitoric, beautiful and wildlife-rich Pont y Capel Lane, Llay. And we will miss you, H.A.C.K if you are forced to move to make way for the site.

Everything to loose, nothing to gain.

Protest! Fill in the LDP consultation with help from Contact staff in town. Sign the petition. Go to the public meetings.

As for loos on the Llay side of Alyn waters ….. cost and vandalism will be the Council’s answer, just as it always has been.
    Use a bush – Kingdom won’t notice!

As we don’t want to add to “ the traffic problems “ in benighted Llay – does that mean we can keep our doctors surgery in Gresford.

Welcome back Andrew has the sun brought you out of hibernation- at least when you were on the Council you would come and comment on various threads.
