wxmParticipantThe councillors have presided over a town where the shops are closing down, large numbers are boarded up, and the investment in Eagles Meadow has made things worse not better. Planning is going to have to give the community belief and hope, we need inspiration from those making decisions, not the failings of the past

The planningf officers have presided over a town that is full of empty shops and they have not been appointed by the electorate.
but above all, people should have a say in how their town is run. Of course do away with councillors, but only if the electorate vote on each planning decision.
People having a say (i.e. democracy) is a 1,000 more times important than a planning application. More democracy, not less.
2nd gentle reminder: michael morris’ website?

wxmParticipantWebsite … ? What website
This is about having a spatial plan for 10 or 20 years, and putting houses, shops, industry and jobs in the place that people want them. Where people can have a great life. Shops closing, people moving away, and not enough wages is not democracy, its a sentence

wxm;4399 wrote:If the system is working like this, why don’t councillors run forums or blogs every week online (unmoderated) to talk through these issues? If the chair of the planning committee can do it, why can’t every ward member do it personally, and the chair of every other committee. If we new they were online every Thursday or Friday or Sunday, that is a way we could all contribute.

If we go on Planning Officers’ advice at wrexham council they have got it wrong on big calls like eagles meadow, brymbo, wrexham village and too many shopping parks.
Planning officers have made bad decisions. At least in theory (although we never do) with a councillor we can punish them at the ballot box, the planning officers get off scot free and with pensions.
Now for me the town needs a better organised plan. But the residents should have the final say not the planning officers, the councillors or a planning inspector.
People are not stupid and generally welsh people are a lot more pragmatic too. Let them decide not the politicians or planning officers.

djrusParticipantIf you watch the Planners you can see who much of a lottery planning becomes. No disrespect to some experienced local members we have but they don’t need any planning qualification to make a decisions. Then appeals cost money as has been pointed out elsewhere. Wouldn’t happen in say school admissions. I can see English planning taken out of Council hands as they have become more not less restrictive.

wxmParticipantSounds like they should take planners out of the council as paymaster, let the planning officers make its own independent judgement without having to look over their shoulder at their employer, and then let the planning committee decide independently.

NewRisingSunParticipantPlanners have to justify their decision based on current planning policy, therefore it may be that the policy is ‘wrong’. However, as we are currently fighting in Tanyfron/Brymbo they are allowed to depart from policy if it is justifiable, and this is very open to interpretation. There was a story in the Telegraph about new planning policy in England which would see a free for all grab for building land. Some councillors were accused of selling themselves as consultants in order to ‘help’ the planning through. This is clearly a system that is not working.
With the new LDP coming in Wrexham in the near future I can see a lot of people getting angry over the buildings that will begin appearing on greenfield sites near them. This is all because of the Welsh Government Plan to turn Wrexham into a ‘Hub’. This seems to basically involve attracting workers from England to come and live here meaning we are building houses not just for locals but for ‘in-migration’ as they put it; basically commuters from West Cheshire and Merseyside.

djrusParticipantIf you see my previous point planning is a farce in CW&C so less house building there so workers from Cheshire may move here. Planning committees don’t always justify on planning grounds are warned about it and still do it.

NewRisingSunParticipantYes, Cheshire has green belt land, which is permanently protected, we do not have any green belt, only green barrier the status of which can be changed.

What’s your concern with people moving here whilst commuting elsewhere? I live in Wrexham but commute outside to work. Should I move?
