The Council could lease part of the Guildhall car park to owners of Henblas Square , with access via Lambpit Street. This would provide additional annual income for the Council. Such limited guaranteed parking so close to the development would attract a premium rent.
This approved 50+ apartments in Henblas Street?
Where is the refuse ending up from the aforementioned development? On the street? Bang in the town centre? When the Council is considering 3-weekly black bin collection? Rubbish piling up in one of Wrexham town centre for weeks? Besides? It’s proven not suitable to have flats above empty business premises which inevitably get boarded up. Vandalism. Anti-social behaviour.
No parking? Or are the abodes aimed at people without cars? What sort of clientele is the Council looking for?
How much of Wrexham town centre’s vacant commercial property has recently been approved as HMO’s, flats etc without parking, adequate provision for refuse collection etc?There’s no signs up but, Wrexham is twinned with the German district of Märkischer Kreis..
Give it a year or two…we’ll be twinned with Telford as well..
Good point regarding the bins and recycling , the problem of NOT making proper provision at the planning stage can be viewed and smelt daily on Yorke Street! The Council together with local businesses are trying to improve the town centre but a poorly thought out residential development in Henblas Street will be a retrograde step. The same planning regulations should apply to all developments. Developers will comply if they have too.
Wrexview, just a couple of points.
There is a large gated area adjoined to the ‘flats’ which would mean we don’t get the Yorke Street situation which i agree is bloody disgusting, especially when people pass it to get to Eagles Meadow or from Eagles Meadow to the church.
The area would also provide limited parking but if you want parking spaces then you would not move into these flats, it is as simple as that. If you had ankle biters and two cars you would not entertain it. Mrs X and I would be able to get rid of our Ford Anglia and live in town quite happily. And Wetherspoons is on my doorstep.
Use of the Guildhall carpark would be a no go because it is reserved for Councillors and Top Management. It would be unreasonable for the Chief Executive Officer to have to park next to an old banger whose family are unpacking their Lidl shopping bags and dragging crates of cheap booze back home.
There are two tiers to the Guildhall Car Park , I am sure some form of strategically placed fencing would prevent Councillors coming into contact with residents.
Wrexview, I hear what you are saying and your idea to screen off the public is practical but there are only 63 spaces and 4 disabled spots and with 50 plus flats needing a slot plus another 10 or more for their visitors, Councillors and Top Managers would have nowhere to park.
The back of Crown buildings is still being used by people who no longer work in that building and nobody ever questions that.
I don’t think the Council would even consider using the Guildhall Car Park as part of the parking solution but they should insist on some parking arrangements for the 50 flats before agreeing planning permission. Ty Pawb and Eagles Meadow might provide some spaces at a price. The rear access space has been earmarked for use by the retail space retained below the flats. It will have to provide bin space and until shops are let no doubt some will try to park there.
It’s not surprising that the Planners are allowing this development without car parking spaces — the same Planning Officers agreed the plans for the student accommodation on Crispin Lane with only 6 spaces for 100 students – the reason was ‘students don’t have cars’!!
If there was a mas of town centre jobs then there could be a reason for not requiring car park spaces but as this is not the case they are either going to appeal to people who don’t go out (not likely), Housing Benefit residents (not likely), people who work in the shops below (not likely), – will be interesting to see their marketing material to see who they are targeting.
