DerekJacksonParticipantThe Denbighshire policy for a number of years has been about raising enough funding to maintain and staff car parks rather than see them as a profit centre for other council services. It shows that the knock on effect is a far more buoyant economy within the retail sector and happy shoppers/visitors who wish to return.

Such an approach is an excellent starting point; the same applies to the Markets in Wrexham where the Rents applied are used to cross fund other services. If both Car Parking charges and Market Rents were set to cover costs, the picture in the 3 Wrexham Markets and the town would be much healthier

jimbowParticipantThe total lettable space in the Butchers Market is around 6,000 sq ft.In 2009 this was let at an about average rent of £15 per sq ft.The market was around 70% let, therefore giving a return to the Council of £63,000.The running costs of the Butchers Market were £59,621 for 2009/10.The running costs are all recharged to tenants through a service charge,on top of the rent.In effect the Council rent is all for their back pocket. If this was re invested back into the market, as has been alluded to,maybe the market position would be better.

DerekJacksonParticipantOn these figures why don’t all the market stall holders form a cooperative and take on a shop such as TJ Hughes, old Burtons etc . They would be their own masters of destiny , jot at the whim of the Council and can reinvest the difference in what they are paying now into marketing and promotion. The existing stall holders will never win the battle for fair rentals when the Council has such a large deficit so why not think totally diferent.

jimbowParticipantI can only say I think that there is nobody willing to co-ordinate this venture.

You are quite correct. Logically this should happen. Equally, the traders could form a Cooperative and request that the Council, in the name of best value, transfer the management of the Markets to that body and negotiate an aggregate rental figure. In fact there are many things that could be done. Unfortunately, either the Council or the traders would have to make this move and this is unlikely to originate with the traders. Market traders lack the finance, the confidence, the commitment, the unity, and so on to take on this type of project. The Council, on the other hand, might encourage such a move if there was a collective sense that this might advantage either the Council’s finances or the broader interests of the town
