    Possibly but if the charge is based partly on rental values, then I can’t see how this can be manipulated as owners/tenants can appeal. What is more likely is that the although gross rates will fall, the criteria for small business reduction will be modified meaning net charges will remain high. Also, unoccupied industrial units get first 6 months free and retail units get 3 so there is some incentive.

    I didn’t really think that we’d detour into rates but…..hey-ho

    What seems obscene to me is the direction of travel here. Markets are populated by aspirational self-starters who pay their rents and cultivate businesses. The Arts Hub will start off by a shed load of money being parachuted in and I am guessing that the place will need a cash kiss of life thereafter. My whole point is that it appears in Wrexham that we lack the confidence to encourage the self starters and prefer to channel money from the vibrant part of our economy to this kind of frivolous indulgence.

    Has anyone seen anywhere that the Arts Council are giving the £120k a year revenue funding that is in the Business Plan.
    Surely until all of the necessary revenue streams are sorted the capital build should not commence??

    It should also be made clear that the costs for the development at this stage are also only first stage estimates produced as part of the feasibility study — the actual costs have not come in yet- will rate payers in Wrexham be expected to foot any over run costs.

    Dont forget the Council history on big projects and overruns is not good — Secondary Superschool project with £21 million over run..

    Interesting to read the Wrexham.Com brief about the potential cuts to youth services. £500,000. Now just remind me…..how much is WCBC pledging to support the Arts Hub as a top up to other grants?

    This really shows that Councillors are prepared to put their own vanity project a head of the lives of our young people. The proposed closure of virtually all of the Youth Services in Wrexham is nothing short of a disgrace – it also shows that the Council is being run by old fuddy duddies who have their own agenda and no consideration for our future generation.
    Lets hope YP realise they can be a Councillor and have a chance to stand in the elections next year- what a breath if fresh air that would be for Wrexham.

    I thought it was April Fools day today when a read that another £500k of Vibrant and Viable is to be spent on the Arts Hub. The Council have not even had a full set of Stage 2 Architects detailed designs or costings or put to tender to get a full build cost.
    The turning of the tap and getting more funding is a disgrace to all concerned both locally and through to Welsh Government.
    It may be different budgets but the same amount of £500k is being consulted on about the effective total closure of the Youth and Play service in the County.
    The level of Due Diligence on this project by all from the Council, Arts Council and WG is nothing short of ‘shoddy’.
