    Thanks for the information 99DylanJones. Hopefully now It has been pointed out to Wrexham council that Llay has a large deficit of public open space, the disposal of Hayward’s field will not be heard of again.
    What is annoying is that there is a brownfield site just up the road that could be used instead!
    The housing was to be funded partly by the Welsh Assembly Government and Wales and West, so no cost to Wrexham Council.
    Is it right that developers need to build so many affordable homes depending on the size of the development? This could be why there are some flats and low cost homes within the proposed development on Gresford road.

    There is a requirement for ‘affordable’ housing contribution either for actual build on a mixed property site or to the Local Authority on alternate site. I believe this is fixed by WG. In addition a developer can be asked for a Section 106 contribution for social amenities – ie recreation or school.

    Does the alternate site need to be within the same village or just within Wrexham county Borough, if it isn’t within the development?

    The Council as a whole will have a target of affordable houses not down to the detail of where they need to be located

    There is/was a section 106 on the flats at the racecourse. The developers just manipulated the weak document so it will never be acted upon.

    Reminds me of Wrexham Village : Planning, Parking & Plants | Wrexham.com – the landscaping there is a joy to behold is I believe its up for protection as an area of outstanding natural beauty!

    One of the problems with Wrexham Council is that they do not as identified actually ‘Police’ some of the work supposed to be undertaken under Section 106.. If they cant do it they should get the Community Councils to a look over any work and report if nothing is completed.
    Communities should not miss out due to ineffective project management

    As long as it looks good on paper, it seems Wrexham council are happy. They do not care about the impact on existing residents or communities.

    It is laughable when the council state as one of the purposes of the constitution is to support the active involvement of citizens in the process of local authority decision-making!

    Llay community council were not even informed of Wrexham Councils decision to GIVE Hayward’s field away. They tried very quietly it seems to get this through. The council put a tiny piece in the leader stating its intention and if it wasn’t for a local resident spotting it and putting a poster on the field, the land would have been disposed of without any residents knowing.
    A joke!
