99DylanJonesParticipantIt would be interesting to see how much rental income the council negotiated for the site or whether the lack of experience they had with this type of deal meant that they were seduced into thinking the developer was bringing something to town that would be a massive boost to the economy. Surely the public have a right to know how much is coming to the council. I would also question why they have given a 250 year lease on a site that has a building with a life that is significantly less.

johnhoppyParticipantJudging from Wrexham’s past record of retaining heritage buildings I don’t hold out much hope for Eagles Meadow still being there in 200 years. Just an opinion of course.

Apparently he’s in Milton Keynes, but we know he is dependably interested, having attended Town Centre Forum, despite not usually being in Wrexham on a Tuesday, otherwise he would probably be there more than not.
Some of the others need to pipe up though !
If all the heavyweights could put pressure on both Vinci and Wrexham Council, and push Eagles Meadow to threaten directing customers elsewhere than Vinci unless something is altered – maybe things could get moving in time for Christmas shopping season.

Surely when a shopping centre builds a car park, it’s a utility to facilitate the operation of their business, it is not a business in its own right. Who builds a shopping centre and then hands over the operation of the car park to a completely separate company with no interests in the operation of the shopping centre? Whether the current situation is being driven by Vinci or Eagles Meadow is irrelevant, if Eagles Meadow hadn’t handed over the keys in the first place it would never have happened! Of course they have to accept some responsibility.
It’s comparable to Odeon allowing its electric company to charge each of its customers directly, so every time you went to see a film you bought your ticket from Odeon, went into the auditorium, but the film wouldn’t start until every customer had put an extra £2 in the electric meter by the door … and any time the electric company wanted to raise the individual price they charged each customer (regardless of the specific number of customers) they could. It sounds ridiculous doesn’t it? And yet that is precisely what happened when parking became a commodity in its own right, run as a separate business and sold directly to the customer, instead of being seen as a utility that facilitates the other businesses … if anyone pays for the car park, it should be those businesses, just the way they pay for electric, gas and water! The customer pays enough buying the products they purchase in the stores!

Happens quite a lot. It’s like council buildings/private companies using contract caterers to run cafes/canteens vending machines etc. They decide it’ll be easier and cheaper to let someone else do it. Happens all the time until they realise a – It is affecting custom. B – The contractors are doing a crap job c – The contractors are doing a cracking job and earning far more than they projected so cancel contract and do it themselves (at which point they can’t and contract it out again!!).
Although that’s usually with 5 yr contracts not 25 yr like apparently Vincis is.
I also think it’s a bad sign that EM car park has no car washing facility now. Most shopping centre car parks have a certain area sub let where customers can leave cars while shopping to get washed and cleaned. This is probably because it has been looked into by car wash companies but decided there are not enough cars to warrant it. Forlorn HopeParticipantAt least we can all park on Waterworld while we do our Christmas shopping. Unless, of course, this essential facility is going to be taken over by a Fun-Fair!!!
