    A sad day for all the employees and Wrexham town. BHS was the anchor store of the Henblas Street redevelopment and now its demise means the whole development will be empty when the Post Office moves. It is only wishful thinking but what an opportunity to bring the Arts Hub right into the centre of town , move the Market back to its original home and convert the whole of the People’s Market into a car park.

    It was the quest for finances that tempted the Council of the day to cash in on the Henblas Street/Lambpit Street area and no Wrexham Council of any political persuasion would dream of spending the type of money required to reconfigure this area. The best hope for the future is that the Welsh Assembly really bust a gut to transform the Rates methodology applicable to town centres so that a range of Multiples at least give consideration to reestablishing themselves there

    One of the best benefits for this part of the town is that the whole area is under one single ownership which means at some time they will make a commercial decision on the whole of the block (once the Post Office has gone). The rest of the town suffers from multiple property ownership and no collective view. The rental value from the combined space is aprox £600/700k per annum based on current rental values. This is a massive income loss and one that no property company will want in their portfolio so expect either a quick sales to a third party, a demolishion to avoid massive rates or planning permission for conversion into accommodation.

    I remember before the Queen Street/Henblas Street development had been built thinking what a wonderful Town Square it made. It opened up the Peoples Market & Chester Street to the town. I do hope that they aren’t too hasty building accommodation blocks in the centre of the retail area. It would be the end of whatever shops are left.

    Good point Dylan. To fuse your point with Zinger’s, there is the danger now that housing might be regarded as the easy option for those who own what is patently a white elephant. Whilst this would not fit in with earlier versions of Wrexham Development plans, there are facets of the latest Masterplan that would suggest this might be allowed….under pressure. That has to be a last resort approach for Wrexham

    If you look on the cover of the Master Plan the junction of Lampit Street and Chester Street actually shows open space with what appers to be apartments with large models of coloured dogs — for once the consultants might have an insider track in respect to this whole site!

    The big problem with Wrexham town centre is it’s just too big! The town centre is too scattered, we have Eagles Meadow, Island Green, what’s left of the town, the Tesco retail park, AND the retail park by Sainsburys. There’s just too much. The town centre needs reformatting, and we need to encourage shops to be open within the original town centre, whilst slowly filling the gaps inbetween all the different areas.

    The Welsh Assembly need to do there part to lower business rates, at the moment it’s near impossible for a small business to open shop because the town centre is completely dead and the business rates are too high!

    It’s a disgrace.

    There is an alternative way for small shops to get off the ground by someone taking a lead to gather details of all of the potentials and then to see who could operate together from one shop unit — dare I say create another market with shared costs.
    Does anyone in the Council have this info to broker.
