    Seems quite a large development – https://www.wrexham.com/news/117-new-dwellings-for-llay-new-road-45697.html

Also I feel they are missing a chance to sort the dodgy junctions on the Llay New Road.

If the planning authority agrees it they should impose a condition that the junction with the road that leads to Gresford should have multiple lanes, be made into a roundabout too, or have lights; since such a development will increase traffic there.

The Council will be able to get and should get Section 106 or the equivalent for Planning Gain which means the developer should to pay for local access and amenities

If you care to read the application AND view the proposed site plan, you will undoubtedly notice that local access is catered for AND it improves access/egress to the Rhosrobin / Gwersyllt Rd.

I would have thought that the Plas Acton Rd would be well outside of the Developers remit.
